• Price: $2,000,000 to $50,000,000
• Location: In areas with projected future population growth.
• Zoning /Type: Residential or Commercial – raw land, entitled, developed.
• Status: Distressed / Motivated Seller

The following is a shortlist of criteria that LandBank uses to evaluate interest in a particular piece of property.  Please Address the following:

• Size of project — number of lots, lot size, number of acres of project.
• What makes this project of interest?  Does it have unique qualities, or competitive advantages?
• Demographic Info – Median Household income for the area, average selling price?
• Location — Assessors Map and tax lot and/or I.D. number?.
• Stage of development—is it permitted and complete, partially complete?  Is it entitled?
• Are essential services available such as water, sewer, storm water?
• Will services need to be extended to the property?  Which andf approximately how far?
• Is the property sloped?
• Steeply?
• Moderately?
• Slightly?
• Flat?                                                        
• Are there any physical constraints that would impact development?
• Wetlands?
• Geology (slides?  Previous landfill?)
• Environmental (contamination?  Phase 1 report?)
• Access—is unrestricted access available?
• Price/Terms
• Is it a distressed sale?  Are Banks calling the loan?  Are there any liens or encumbrances on the property?
• What are comparable properties selling for (cost per acre or per square foot)?
